@Curtis Collins Belize is certainly worth considering, as there is significant development taking place, a strong tourism industry, favorable ownership laws and all around beautiful country.

Especially now with MJ tourism. 

Alternatively, the Greenville area by Moosehead has some really nice areas (more mountainous), a consistent, if modest, year-round tourism economy, and is not much further up the road. 

If we go into another downturn (keeping a close eye on the interest rate decisions over the next few months), the values are sure to decline because of our reliance on tourism and outside investment, national and foreign. 

Furthermore there is a lot of tourism and not many hotels to hold everyone.

I remember Vegas was an area that a lot of CA investors went to pre 2006 but I think Vegas is very dependent on tourism and right now it's not doing so well.

I am a foreign (Brazil) and I invest with my B1/B2 Visa (the regular tourism/business Visa).

Lastly, consider that some areas have higher demand for rentals (based on jobs or tourism) and some areas appreciate better than others.

It was mostly construction and tourism, but that may have changed now that more jobs are remote.

I am looking at purchasing Mfd/Mobile homes in Jersey near coastal towns that have high tourism.
