The lease on one unit completed recently and I just did a basic touch up on that unit and have listed it for 700$ based on input from my PM.

So my dilemma is, should I just wait it out and update my home ASAP and look for rentals after or put my main focus on building my portfolio and slowly but surely touch up my place?

Small touchups (landscape, some paint, washer+dryer in basement); not much work is needed.Will add higher-quality lighting fixtures for higher rents.

Analyze condition of the property, get repair costs for any major items, budget for small touch ups / cleaning as well.Some people take it farther but I would avoid going into what's called "analysis paralysis".

You've got a couple different options and it sounds like the best thing to do will be measure you're ROI for each scenario:1) Put $3,500 in for touch ups and continue renting.

A tenant didn't have a lot of furniture so we were able to wipe off the walls, and then touch up the wall where their couch was pushed against.

We added a ac, did some paint touch ups, landscape and sold it for a close to 55k profit.

Once the tenant moves out there will be some minor cosmetic repairs (touch up paint and trimming trees etc..)
