I'm gonna run a private event where we will talk about a few of the most pressing issues and concerns of the attendees.

Gift cards, flat screen TV's, gas cards, etc... has never worked out very well - but I get a lot of broke people calling on those ads.The real problem is likely the property and the location.  

Thanks for the reply according to my realtor she actually helped me understand that portion of the contract better if I don't renew the lease then the lease just expires so I would have to have them sign a new lease and next time if I wanted that option check the box.The odd thing though there is a section stating it could renew on a month to month but she is stating since that section is marked out I would have to press for a new contract to be signed by the tenant which they are going to try to barter with me on and get lower rent so kinda stinks.

I agree that I shouldn't nag them or press them too hard, which I haven't been doing.

The contract can say "Buyer may market until their hearts content and take out TV ads on this property".

The ones that do manage in those areas tend to get bad press--some deserved and some undeserved in my opinion.

A good agent can be worth his weight in gold-pressed latinum.

Some units are poorly insulated and the tenant downstairs can hear the tenant upstairs talking on the phone or watching TV.

It‘s about the hours we put in educating ourselves about real estate investing versus watch tv.
