I have a few properties that I am going to look at tommorrow and I feel that one of them fits the bill.Owner was in Foreclosure, now just filed Chapter 11...Mtg balance of 120kProperty worth roughly 130k ( Appraised @ 145k 3 yrs ago, so just figuring in avg decline in value for the area ) Small town locale about 45 min from Madison WiThis being my first foray into Short selling, I want to make sure my I's are crossed and my T's are dotted....

My wife and I grew up in Westlake Village, Ca but moved to Madison, Wi for work.

I know in Madison, and the Twin Cities, they are all metered separately for water.

@Damien Shoemake @Devan Mcclish I'm about 5 years late to this thread, but I've got a meeting with a seller for a property in Madison that's OR20 on .14 acres (which is technically 2.8 units, so I'm not sure if that equals 3 or 2).

@Chris Clothier  I believe Hud only allows one year terms as well. if your writing 2 year or more leases then you could not use a hud tenant anyway.that's what I did with my Gozone properties in Madison county ms I put them on 2 to 3 year leases.
