Not going to lie, the amount of interest paid over the life of a typical mortgage is insane to me. 

We generally categorize people suffering from this type of condition,  as being insane.

There really is a finite number of deals in every city.I'd have my first-rate rehab guys working on my own properties and my Bozo-the-Clown rehab guys working on investor rehabs.

With the insane market in Colorado, I made a killing on this house and moved to the Gulf Coast.

Since then I can't pencil out any entry level SFH investments as rents are going to take a few years to catch up with the insane appreciation.

Getting a new build 4 unit at 4.5% now is insane!!!

They could pass a new resolution not to allow rentals, or no pets in rentals, or no section 8 in rentals, or raise the HOA dues insanely high for a year until you sell it to fund better reserves for themselves at your expense.
