Now that there are multiple owners, there needs to be an HOA mainly for Trash & Lawncare costs that are shared between all owners.The previous owner wants to be involved in creating the new HOA, but I think that as the new majority owner, shouldn't I, as well as the two other new owners, craft it ourselves?
