I'd like to think that I can give a more honest and detailed evaluation than a realtor who's only flipping experience is in burgers.

Or in simplest terms: sh#t-burger or turd-sandwich, which are we eating, lol.... 

Be Leary of some brands that are old and tired like Burger King, subway, Boston market, Applebees etc.

As far as reasonable, you can negotiate terms once you know the client.I'd look for guarantors on the lease (ie is it SBUX or some guy wanting to open his first coffee place).Worse case, is the improvement he wants purpose-built (its hard to re-rent up burger stands)Then, you have any plans on the property that'd get you a better return?

Burger King puts up shop right next to McDonalds, which also is next to Arby's, Chick Fil A, Sonic and Taco Bell....

If you can get wage garnishment, they'll quit Burger King and go work at McDs and you have to start the process over. 

I wouldn't get out of bed for that.Keep in mind your numbers don't take into consideration capex costs, vacancies, or even account for the time you would spend managing it.To put it another way, you could flip burgers for $16 an hour, 20 hours a week, and make about 5x the amount as you would with this investment.
