I know from experience how painful this is, so please do yourself a favor and learn excel, QuickBooks, notion, freshbooks, anything that you can use consistently to get a precise view of your businesses income and expenses on at least a weekly basis, if not daily.- Know the market you are looking into better than anyone you are going to work with.

Hello,I have this notion ( perhaps erroneous) it may not be a good idea to refinance with the same lender,since more often than not the current lender may not be too motivated to lower the rate for existing customers and they would rather lower rates to entice new customers.

Unless they are selling to all cash buyers, they can't charge over market value since lenders require an appraisal so don't automatically buy in to the notion that you pay more for a turn key.
