In our current litigious society it is difficult to get previous landlords (especially big box LL) to give an honest response about the quality of people applying to my units.

I’ve searched on google “kitchen cabinet handles” and “soft closing 3/8” inset hinge” and gotten both for much less expensive than at the box stores.

I know there's the inspection period and buyer must perform due diligence BUT it never is normal to research permits for every single plumbing fixture, electrical box, all liveable areas, etc.

We check all this boxes. in which area do you operate?

Going out to Alabama means you’ll have to file state income tax there—pain in the butt for $200/mo.A buy box that makes sense for your investment goals.

The heaters themselves (available at the big box stores) are great and keep the unit as toasty as you could ever want it to be during the winter, and they're much less bulky compared to traditional baseboard heaters.  

So, if they are not in your "buy box", you want to find another strategy to capitalize on them.

Then in keeping with USPS regulations (that the exasperated mail lady gave us because of the complaints) we added large numbers on the mail boxes that corresponded to the respective tenants units.
