Being a real estate agent is not something you can approach casually and hope to start receiving "capital" if you actually want to make money you have to go balls to the wall and create a full blown business (which is what I'm doing right now, actually still waiting to take my RE test, this is just what I've observed).

Almost like they wanted it to go that way.Although I tracked 3-4 deals that I thought were good and all of them ended up in the ball park of what I had originally thought. 40-50k profit after everything was all said and done.

Hey BP, I have been listening to the podcast for a while but new to the forums.I am from the hard-working east side of H-Town and I am ready to get the ball rolling. 

I want to get the ball rolling and start buying properties, just seems like there is no quick way to do it. 

Just to get the ball rolling and generate a track record. 

@Brendan McElhaney  You have the right attitude, you have to keep your eye on the ball and stay motivated to succeed. 

If real estate is your goal dont give it up because it is taking longer then you thought it would to get the ball rolling.  

I'm basically just asking what to expect as far as how much can I ball bark a build out per sq ft of a single unit.

each lot is unique and each city is unique... until you have a house plan.. and an engineered foundation that is approved by the city  and that is put out to bid.. there is no way to know exactly what your build costs would be other than to spit ball .... and really depends on the soil stability to start with
