It is my understanding that a CPA is only responsible for making sure you follow all the laws when filing taxes, but there is another role that is responsible for tax strategy and focuses on tax savings. 

But there's no body of case law indicating that to be a concern.

You didn't say anything about whether the lease or local laws actaully allow you to do this. 

- regional / drivable destination (I've personally rented out a bunch of Airbnbs here)- already established STR laws (while very strict, they have shown to grandfather in permits and haven't proposed a flat out ban that would also retroactively take away permits)- Fredericksburg also fights new hotels just as hard as STRs.

My brother in law showed it to me when he put in a bunch of blinds in my rental cabin. 

Downside is good cause eviction law passed back in the fall.

Is it too much of a hurdle for the Local, Esq. to review the local law? 

As a company policy, not law.

I think wholesaling the way it has been taught is going to shrink over time given new legislation and laws on the activity.. 

And these were Portland Metro assets so NOT low value mid west assets.. we did this until the law changed and it was illegal to buy pre foreclosure and rent back here in Oregon..
