Take out the HELOC in 2007 with a 10 year interest only period, it's cut off from further draws in 2008, in 2017 it bumps up from the interest only payments to 20 year amortization, in 2019 those 20 year payments get tough and my phone rings for a debt consolidation refinance to drop someone's total payments $400/mo.

Extra things like horseshoe pits, fire rings, kegerators vary on a house to house basis.

The listing agent said the phone has been ringing off the hook about the house, but it has only been investors so far.

I think the trick is to not have your phone ring off the hook with BS but definitely give a prospect a card, as in one!

However that part of the world is filled with a lot of actual Bed and Breakfasts, wedding venues, wineries, etc. 

So I'm reading this thread of "stories" and thinking of a litany of my own experiences over the years and the phone rings.

Your best smartest move is to suck-up your pride and go kiss the ring, present the offer to be there 51% partner, put up all the capital so they will build the properties.
