If you put a color closer to the colors of the stone it will blend better, and make the walls look taller rather than broken in half.

Sometimes they've let small maintenance issues go; we find out after they move that a closet door is off the track, the garbage disposal doesn't work, some of the window blinds are broken or jammed, light bulbs not working, holes in the walls from picture frames, tub stoppers missing, smoke detector batteries dead.

Most recently my peraonal residence was similiar except that I found the home as a private sale from walking an estate sale. 2 of the other properties were short term land contracts that I upgraded the properties increased value and rent and was able tonrefinance into a 15 year note.

But that's usually in conflict with those in a prime school district.As far as tax assessments we have seen buyers install the cheapest flooring & kitchens, wall off their 4th b/rm etc etc to avoid high initial property tax assessments only to upgrade several months later.

You have to watch out if the water usage is way beyond what it should be, it could be a broken pipe or bad toilet, but also it can be that the tenants are running a dope lab.We had someone steal water from a house for that very reason, in a very nice neighborhood,,,of course at first the police were told about my tenant' usage, but I had talked to the water department and was working with them.
