So i suppose the real lesson is....expect the unexpected when it comes to eviction process.This thread is a couple weeks old now, but in the time since it happened i've decided that i don't really know if either responding or not responding would have made any difference since the court went outside of a normal process (according to the two attorneys who looked at it) in granting what they granted to the tenant.

But, I "tip" my subs or employees if they save me money. keeps them happy, occasional bursts of 100-500 of unexpected cash will always have an impact, who knows what it can do down the road.

I always add a little more to the rehab (to cover unexpected cost) and also a lower ARV, only then, if the numbers make sense, I purchase the property.

Unforeseen issues that arose after I bought the house have included some electrical issues where the previous owner changed all of the outlets to 3 prong plugs but none of them were actually grounded.

Everyone i spoke to did not replace wire.just remember; all drywall 12 inches above flood line, cabinets, doors, flooring(tile should be fine), maybe the a/c equipment, window stools, baseboard, insulation, outlets (at least) and it took us 3 months with multiple fans and humidifiers running to get all the wood back to acceptable moisture content.
