Company wise, 180k (2 x 90k projects done at the same time), it was easy to get financing, since the client was government.The bidding details are: the developer is the GC and they are subbing out all the trades, since I have a GC license, I could bid on multiple trades.

Hey everyone at bigger pockets, I just want to tell you guys that it is true that when you have a true deal the money shows up by magic, it's there, but you must truly believe in what you are doing...I started flipping about a year ago, now I'm on flip #6 using a LOC from my home for repairs, but the purchase price for the houses my private investor brings it...it's true, but you must think, dream, and take BIG action.

The option money may be non-refundable but the amount will or will not be credited back to you if you do close on the property.Another item you mention is disclosing a defect-Texas has implemented some very harsh wording that states the Seller has to disclose, and if by chance the Realtor is aware of the defect they need to make sure the Seller has disclosed-lets face it we are all scared of any legal action
