Need a furnace replaced on a tight budget, anyone know someone that is good and inexpensive?

My point is not to mess with hard money for it because the same could happen to  you or lending could get tight again as it's only a matter of time before we have a recession again.  

It's really pushing against my deadline of showing those by 4/1, but we will see what happens. 

That's the only reason I am so tight financially.

The people selling to you are usually in a very tight spot already and you could be making it much worse. 

Get rid of potential Cracks, buy water-tight Investments.

Regardless, it sounds like a good problem to have, my only suggestion is that in anything you do make sure your contracts are air tight.

I often inspect the property before the highest and best deadline and remove the inspection contingency altogether (or at least make the inspection period as short as possible).
