On paper I dont live in a flood zone but everytime it rains I may not be able to get to my car with dry shins.And you need to evaluate the trees on the property.

Walk the land and check what type of trees, wildlife are on it (possibly change whether it's build-able).  

He got waivers for being near wetlands , and a stream , has all the trees marked that stay . had everything staked out .   

I would have assumed that this $6500 would be multiplied by some percentage of business use aggregated over the tree years I had the truck.
