Ask if they have friends or family in area and that your looking to rent quickly and are looking forward to seeing them ASAP..or making arrangements for application so you can run credit and have that taken care of before they get to town. 

What concerns do you have with that arrangement?

If you can work out an equitable arrangement, having a tenant who doesn't bother anyone and pays on time is not a bad thing. 

I'm sure you've noticed there's a significant cost difference in houses from Easley to Asheville...If this is your first rental experience, I would educate myself on Fair Housing, qualifying tenants, and arranging for a handyman you trust to call on once you've moved out-of-state.Kind regards,Sara

I emailed her and asked her if I could AirBnb the place, and rather than pay rent, give her a very high percentage of the income.I know many of you on here are landlords, and if someone came to you with an offer like this, what would you need to see to feel comfortable doing this kind of arrangement?

One of his property managers has formed an arrangement with a community he manages to be the exclusive broker, and with houses wanting to sell we're at a loss of where to begin. 

He made arrangements for nothing down and only 10% interest which came out to be $181.57 for 180 months with nothing down.  

Normally, a group like this will quickly find a replacement roommate if one moves out- just be sure they also pass your background check and you get a signed statement from all of them agreeing to the new arrangement and detailing how the security deposit is handled.

My first instinct would be to arrange them to be 2x 4-plexes (rather than 1x 8-plex), or is that already a given?

Hint: it wouldn't.I assume the note you're buying is from a person (not a bank) since any bank note/mortgage would have a due-on-sale clause preventing you from engaging in this arrangement.
