Don't know where to begin...

Hi all--

It's been a while since my last post here and I have very exciting news. My girlfriend's father owns a property management business and a legal entity for a realtor business--that he wants the two of us to build up from scratch. One of his property managers has formed an arrangement with a community he manages to be the exclusive broker, and with houses wanting to sell we're at a loss of where to begin. 

To give you a bit of background, my girlfriend is a broker as she was able to apply for her license due to her being a lawyer. I will be taking a salesperson class in the coming weeks, but from a check-list standpoint, can someone point me in the right direction of what I need to get this up and running? 

As a reminder, he has the legal entity set up so my girlfriend can 'hang' her license up there and will be its corporate broker. Outside of that we don't know where to begin. Any links to posts, helpful books, check-lists, list of documents needs to perform a sale, etc. would be extremely extremely helpful.
