@Rick Sheldon If the owner is dead and he/she was the sole owner of the property, the Executor (or Personal Representative, depending upon the jurisdiction) of his/her Estate is the proper seller.The problem as I see it is the Executor/PR has a duty to the Estate (and heirs) to sell assets at fair market value... and if the contract was entered into before a proper valuation was set and the price contracted for is too low then yes, there are potential challenges ahead. 

It is easy for a landlord to represent himself in JP Court, but he often uses an expensive attorney for County Court if the tenant appeals the landlord's success in JP. 

NOI valuation of the entire portfolio could be very misleading and not representative of the market value of each unit.
