I've seen quite a few alternate lending products that are pretty competitive with MFR loan pricing even on gov backed loans.

I typically want the best, top of the line products but I had to learn how to choose laminate over granite countertops, vinyl plank flooring over hardwood, etc...

However, after talking to a few different brokers in residential and commercial, I am realizing as important as it is to specialize and focus on a given product type, it is equally important to get some visibility into many different aspects before deciding on a specific specialty.

@Carl Millsap and @Scott M.Thank you so much for this advice-I offered her the option to terminate her lease at the start of the next month (due to the infestation/health concerns) and she declined, so I have that in writing that she chose to stay, given a choice.

If the splits weren't 50/50 they were often declined, even though they both gained regardless of the split.

This is a Non-QM loan that only some lenders will have the product available and also have experience doing.

In fact my new loan officer was one that declined the loan 10 years ago when he was at a much more conservative bank.
