I called the owner and had a conversation about his plans. 

Life settlements, oil\gas, energy\power, etc. etc. 

I will not help an investor out of state or country buy a deal from me unless we have a long conversation to make sure they know exactly what their own goals are and we are all clear on the strategy. 

I guess we would be having a completely different conversation if these were C/D class tenants!

At the very least, if they called you I imagine that opens the door for you to attempt a generic text message back to that same number to attempt to continue the conversation....As far as what to say if you DO get into a conversation with them, you can maybe say something to the effect of, "I'm particularly interested in houses in your neighborhood, because of __________(Location is good, close to a hospital, XYZ, blahblahblah).

If they are only approved for $340K then the conversation will be quite different than if they were qualified for 400K.

I do abbreviate to street name if I am having a conversation with my wife, but all records and tracking use full address.
