They are very helpful for some one new to figure out the numbers such as COC, ROE, Cap rate... etc and gives you a better perspective on how best the numbers might serve your purpose.

From the same video above:But you are correct, there are a lot of high paying jobs coming into the area, and most of the migration out is from middle and lower class families:Although from a strictly objective standpoint, I believe it's smarter to invest in an area that has a diverse economy and supports job growth for a range of incomes than one that only supports high income jobs from a single industry.Further, household demographics are shifting too.

Usually a lot of what we find is regular wear-and-tear type stuff that we don't charge back, or often foundation related (our Texas soils move so much, the foundations shift and cause all manner of problems inside the house).
