If this is someone that hadn't heard from me in a while, or a conversation was left off where an email is coming "out of the blue" then I would reach out directly first and give them a heads up.

Something simple like having a pizza delivered to the house, out of the blue, while they're there working is what I do.

@Candi Perrotta There are numerous threads here on BP about Morris Invest and Ocean Pointe scamming investors in similar way as you have experienced - mostly in Indianapolis. 

People will love it, close to the ocean.  

His house purchase criteria is 3 bed, 2 bath, big fenced yard, in blue collar areas.

It is a fishing port and they raise cattle in the surrounding mountains with rivers that run into the ocean along the miles and miles of tourist beaches.

FEMA flooding also only shows flooding from rivers or oceans, while Flood Factor shows flooding from rivers, oceans and rainfall. 

I have been researching for a few weeks now for properties in Florida, and that research has helped me narrow down where I would like to buy a property.My thinking is that I would like a condo on the East Coast of Florida for no more than 450k with 2bed/2bath and 1000 sq ft+ and that is very close to the beach, maybe with an ocean view.

I have every wall baby blue up to the ceiling so it'd up being fairly expensive for me at that price.As other posters have mentioned, there is a lot of prep work and noxious chemicals are involved. 

Can't really speak to the Jacksonville market too much, but Jacksonville will be the more affordable option, however it is a big spread out city that you really won't see the appreciation as fast as Boca Raton (Boca has no where to go east or west with the ocean/everglades).
