Does the property have wind storm certification.

If a non-conforming use was established before the zone was created or changed then you can apply for a certification from the city.

My main concern as a new investor is to obtain insight into local markets and would like to work with someone that is close to fully dedicated to find deals for buyers (buyer's agent). 

@John Thedford I had an attorney obtain the 2-T make modifications, which include escape clauses, that state clearly that I can exist the contract within the due diligence period for any reason with written notice.

Also have good personal credit that has allowed me to leverage and obtain business credit such as the Amex Business Platinum and the Amex Blue Business Plus.

And from what I've read, it's "easier" to obtain financing after you've established some equity, so I suppose it's a step in the right direction.
