Would love to talk to anyone who is local to get a better feel for the area and have some folks to get advice from. 

They currently have under $1M in leverage on the assets but are looking to get a line of credit / portfolio loan to encumber these properties or other properties they acquire.

@Noah Schulz what does the lease state about payment and what period the payments cover?

I wanted to go to hearings/trial, but never went out there. 

That is the thing that will eventually get you over the hump, not talking to realtors who, for the most part, don't know anything about working with investors and have heard the "once I get this first property, I am going to keep going" dialogue a million times.If you want to market yourself, the best thing to do is to walk a five-block radius that you really want to buy in.

Because I live in a neighborhood that has no crime but it shows up as very high crime because we had two neighbors who would call the cops over each others dogs barking so it lit it up to show it as negative…
