You can't as an agent accept or pay referral fee to an unlicensed person.  

I then spent the next two years rehabbing it, and am currently selling it for a nice profit (just accepted an offer this morning!)

A good buyers agent oftentimes can get information from the listing agent that will help make sure your offer is competitive without overpaying......or make it stand out in a multiple offer situation so that you have a better chance of the Seller accepting it.
