The issues are as follows:-Power outlets in front 2 BR don't work (about 1/3 or total SF)-A/C unit does not blow cold air-There are polybutylene pipes in some of the bathrooms-1 toilet is non-functional, both toilets are not secured to the ground (per inspection report)-Bathroom fittings have leaks-Kitchen sink has leakAgain, these issues were not just left off the disclosure list they were indicated to be in perfect working order in the seller's property disclosure form that was included with the contract.  

Issues with HVAC units....1. .freezing up caused by dirty filters or low on freon secondary to a leak. 

The last thing that you want to do is call a major plumbing contractor to fix a minor leak!

Gas company found a gas leak and also said there was excessive carbon in the furnace.

In a case like this (or a fire, water leak, etc etc) this clause has saved me loads of additional aggravation.

The unit two floors direclty above this one had a leak from the washing machine.

Having to fix leaks is the best way to learn how water gets in.

I pay gas for a two family building who utilities are not separated. so my tenant shows me their gas bill, in which by contract (lease) responsible for the gas. the bill was $680 and they said we must have a leak.
