So, if I can't get in that back door, I have to haul all my stuff and my dog wrapping herself around my legs with the leash through that other door with my key.So, as a tenant - I vote regular good old keys.

You can hire a service, but then you don't get to keep all of the money, and you will still have to deal with them when there are problems.As a tenant, I hate having to haul my laundry to a community laundry room, whether it's in my building or down the street.

But a plus is that it forces you to keep your properties in reasonable condition - which, if you believe in "pay now, or pay (much more) later" as I do, is probably a good thing on balance.I wouldn't say try it on your first property, but if you're in RE for the long haul, and aren't philosophically opposed to section 8 (some are, and I understand that perspective too), then I'd recommend taking a section 8 tenant at some point just for the experience.

An early bad review will hurt for a long time.If you're in it for the long haul, I would be aggressive on price, but don't give it away either.

If that logic is true, then I guess that means that if the tenant has any other crazy thing in the home, I'm liable if one of their buddies injures themselves on that too.I'm not saying that isn't possible, but I am questioning how our legal system allows that kind of silliness to go on.A landlord should not be liable for any toy some tenant's friend hurts themselves on.

Plumber made 2 calls(which i paid for)snaked out drained for day then stopped up again. called the third time and I went over and took the drain and trap apart before I called plumber; found a toy car in the trap the plumber apparently missed.
