Most states do not factor in losses from other states when calculating their taxable income.However, yon't think you lost out on the state where you have a loss. that state will normally treat that as a loss that you can use in the future when you sell the property or have rental income.

I stopped using that years ago and have no plans to use it in the future—it’s just not worth the risk.  

My wife and I are currently trying to find and connect with some for future projects.

I do expect the 7.8%/year annualized gain to slow down due to long leases with my tenants with minimal gain in NOI every year moving forward.
