Help! I'm building 8-12 townhomes in Winchester, Va.

I'd like to know the cost of building the townhome pad ready to set 8-10 new townhomes. I'd include:

Development and design.

Permits

Street and walks.

Driveways and foundations (for garage and house without basement)

Utilities stabs for sewer, water, gas, power, cable

 And any other factor I'm forgetting.

 I mean there's a lot of variables here. Builder grade or luxury products? Size?

@Jay Hinrichs is a builder. Probably has incite on build costs.

site and state specific.. no way to just ball park it.  it was just be a WAG...
