I see tenants as customers and try to do what I can to keep them happy within reason.I should say my wife is the caretaker of our tenants, she knows how to work with tenants with payment problems.I can refer some folks to you; we have been using a Landlord service for years, no need to attend rent court, it is worth the few bucks that they charge.Where is your rental?

I want to learn my market, but I'd also like to learn the market in other states and do deals across this country.  

I will use these figures throughout the country but probably excluding San Francisco and New York since space is so vertical.  

I am in California - but in here in Cali - a lease or rental contract must be honored , even if the property is sold - the new buyer must still honor the contract  - or offer to buy his/her  way out of it contract - seeking advice from a local attorney would be the way to go on this one - just to be sure - worst way to start off your real estate business is in court..

i have a friend that is around 6 months into a foreclosure from a failed lease/purchase and he is still waiting on a date in district court.  

In-fact, I think it is a good move in any territory, regardless of where you are in the country (LA, PHX, NY, CLE, etc.) it is a good way to build wealth long-term, hopefully reduce the cost of your living and begin building wealth for a very low cost relative to your purchase price.

Eviction court from tired landlords is another avenue.

You will need millions of dollars in coverage and even if you have that you will be praying that the lawsuit will settle out of court.

Can the court order the 2nd lien to be reduced or even relinquished due to the owner being in bankruptcy?
