People will decide to be wholesalers, rehabbers, house hackers, etc with no comprehension of whether the investment methodology supports their nonexistent goals or current lifestyle.  

Also, make sure that the building has tall ceilings to accommodate the larger medical equipment.

For me personally, bending over backwards and accommodating tenants has never worked out for me.

with that I would think he can go to a local credit union.. or a small community bank.. won't get the best rates but they may accommodate him if he has a largest enough deposit relationship;.other wise Jerrys the man.. he does these small loans. and is licensed to do owner occ as well.  99% of MLO won't waste their time on this size of loan ..

This works for me because my agent is very accommodating and realizes that he will most likely have an offer to submit and I haven't wasted his time on useless viewings.

If I get well qualified app, I have terminated a tenancy to accommodate.

Once in a while you see a BP success story about someone's first flip, and power to those folks, especially the ones with comprehensive "lessons learned" sections in those narratives.
