I bought a 10 unit complex 5 months ago and I've done most of the cleaning and make readys.

The tenant is a sweet elderly lady with multiple health issues, limited mobility, and no income or ability to work; this would be devastating for her.

There will often be a restriction regarding if you can rent at all, the % of units in the complex that can be rented, or HOA approval of renter, or none at all..

Anyways, to keep it short and sweet, I'm aggressively saving a downpayment for a multi-family owner-occupied property, preferably putting down ~3.5% on an FHA loan (my credit isn't that bad either).

I have ten plus years in multifamily valuation and have looked at/appraised apartment complexes around the country.  

This could be the financing terms, amenities of the complex, the business plan, the sponsor team experience, etc.

We (family) are in the process of refinancing a 152 unit apartment complex and have some very attractive offers. 

There's 4 co-workers staying at 4 apartments pretty close to each other in an apartment complex.
