My cousin works for a mortgage company called Red Stick Financial in Baton Rouge. 

They already are given their utility allowance on a debit card instead of via direct payments to the utility companies, and lo and behold, none of them magically ever have enough money to pay their utilities, but they have plenty to host parties drink smoke get llegal pets that trash the place far beyond what the security deposit covers...so I can't imagine how much money is getting pissed away in Florida.

One of my tenants that I've had for several years is interested in purchasing the home that he's currently living in (he's rented two different homes from me).

I asked him if they’ve heard about seller finance, they were able to understand the concept so they want 20% down and they’d be willing to set up payments, this would be my first time doing this so I’m just looking for advice for anyone who has done seller-Finance in the past maybe some pointers towards how to set up the note etc. thanks for advice  Use an attorney and title company to do all the paperwork. 

I've considered different options, such as refinancing this home to make the land a separate transaction or even selling my house to build a duplex, (since I am not sure if I will be able to get financing for the construction project if the land and this current home are on the same loan).

Never been into accent walls that are just painted a different color though.

I made it by, but was never able to refinance due to various circumstances and none of the mortgage companies (it switched quite a bit) allowed a loan assumption to put it solely under my name.

Are you going to pay a company or do it yourself?

Full time happens with 100+ units and often you see people scale a business on the side, like PM, construction or something unrelated like a resort in Costa Rica ;-) I am no different - I "retired" from my corporate career in 2015 and quickly realized that I can only watch so much daytime TV. 

We are flooded with experienced flippers and investment companies here who are willing to take on the smallest margin.
