I’ve already considered investing in multi-family homes but their business model and content seemed almost too good to be true.And I believe I’d be well-positioned to do this on my own if I were in one of the markets the Flip System targets, but what really caught my attention was the leverage they offer — network of contractors, etc.

My general impression of the area is that you tend to be better off getting the more expensive homes, as they usually house more people and have significantly higher rental projections.

They also have a pulse on who in the area has successful property management businesses (maybe themselves)3) Search direct booking sites in your area on google like "Vacation Rentals In Allentown" and see if websites pop up that are not airbnb or Vrbo you could reach out on.

I guess it’s not the right time for me and my husband to start Airbnb business even though we enjoyed our stay at different airbnb places every year.

I've recently started a small business, Alpine Property Rentals LLC, focusing on wholesaling and acquiring single-family homes for rental purposes.

There are enough leads to keep you busy for a while!

I really do think that good screening and honest / fair treatment of tenants regulates a lot of the issues that people seem to have down the road. 

Would caution you about trying to be a property manager AND an agent.While they are both real estate related, it's really hard to serve these two different businesses at the same time and do it well.Also, not understanding your lease-to-own goal.

They are going to run their lives, and this business, where they have little/nothing on the line, professionally, making on time payments for 20-30 years? 

If you are looking in that area I would suggest finding people that have off-market deals if you don't have those connections already.
