Any institution selling a note could be liable for the actions of the note buyer, hence why mom and pop note buyers are only buying mom and pop notes, and not in bulk or from any reputable financial institution.

Excellent ideas here, @Lucas Carl I use a similar strategy for my LTRs in order to reduce the impending stress caused by tenants with the wrong mentality.Reading your post brought to mind a question I've never considered before: are vacation rentals subject to Fair Housing Laws in the same way that LTRs are?

@Kenneth Biason I don’t know that I could make a cabinet suggestion as I’m usually working with overseas suppliers on cabinets in larger multifamily buildings and the bulk purchase is done by a contractor on my projects (typically over 100 units at a time).
