Its great to start planning the financial aspects of funding the deal from the very beginnings.With that said i will say this that you must contact a real estate attorney to verified this or do some dual diligence on your part to see that entity is best for buying real estate.

With current market prices for Hotel Accomodation, assuming they paid cash for their units, rental ROI's could go as high 16%-18% per Annum and better yet, as most hotel clients pay their bills using major US Credit Cards, the overseas investors are going to receive their rentals in US Dollars avoiding any concerns over fluctuating exchange rates !

.- At this point ARMs should be avoided at all costs.- If you agree with me that interest rates are going to continue rising then you would be wise to leverage to the hilt now by using the highest LTV FIXED RATE loans you can find and re-investing your money into more investments.

Certain others may not care and could make a total disaster of your work and money.I would highly suggest talking with a property manager in your area who deals with tenants in those types of properties to avoid shooting yourself in the foot.
