How to finance?

Hi everybody,

My parents owned a house free and clear. They are in their 60. Now they want to loan to get some cash for down payment an investing home. Please advise, which loan would be best to go for? ( HELOC, Line of credit, new loan....). Should they start out with fourplex? single home?....
