I have several clients in California who are doing very well in both with single family and multi-family.

What issues do you run into with real estate agents?

Often times even if its a single family home or a multi with separated utilities there are some utilities provided by local government.

I currently own a couple multi-family properties that are all LTRs and work a full time 6-figure job, so becoming an RE pro is almost impossible.

I'm particularly focused and eager to learn as much as I can about the Sub-To (Subject-To) method and Owner Financing.A little about me: I own a multi-service home improvement company, which has given me a solid foundation in property maintenance and renovation.

It may be lower since its a multi family (usually 75-70% max). 

It really doesn't seem like a big deal but I have never used one of these systems myself and don't know if there may be future problems with leaking or water pressure/flow issues.
