I think that maybe the metric could be modified a bit to make it applicable to the individual investor. 

When I was breaking into the web developer industry, there was plenty of free meetups that I could attend to network with other like minded individuals.

Its no more than their fairly transparent short term ploy to leverage one group against another until all are so weak individually that where they couldn't be beaten as a group, they will be relatively easy pickings individually. 

It is difficult to determine which state is the best because it is a case by case basis depending on the market, individual property, and the owner.

Townhouses are built like duplexes but where you get both doors when you buy a duplex, townhouses sell as individual properties.

Despite buying the software on company name the higher authority is preparing to purchase it on individual responsibility.

I figured since i'm constantly listening to the Bigger pockets Podcast, and I enjoy the content so much why not just dive all the way in and surround myself with like minded individuals.

Addressing the problems is like trying to put out small individual fires in a forest that is burning.

@Matthew Ruderman If you are bringing in an individual who wants to loan you money for your projects, you give them a good interest rate and point spread that works for both of you.
