If you can package your whole sale deals with a construction bid and a suggested hard money lender (who will provide transactional funding for free, ideally) then you can really start moving stuff at speed.

In my opinion packaging a deal is either because of convenience to a seller (dealing with one buyer and one transaction) or because a seller has some bad investments that they think will be easier to get rid of by packaging them with some good investments.

I actually have a gentleman at the moment looking to sell a package or one offs in that range, I should have the full list shortly.And additionally, not that I'm making a pitch with this comment, but I would say something staggering, like 60-80% of the property that moves on the north side of Milwaukee moves outside of the MLS, so if that's what you're after you might actually be better networking than dealing with a Realtor, unless, of course, you like paying retail ;)
