What's a good move to make in Los Angeles right now for a newbie?

Currently, I am living in Los Angeles and am looking to purchase a multifamily home to live and rent simultaneously.

It’s in a good area in Los Angeles and there are a couple major tenants nearby.

With 3/2 blue-collar type SFH, I think it would be lower than that, as they will often stay longer than one year. 

@Steven OrtizWelcome to BP and to the city of Angels :)I definitely think that investing locally in LA and surrounding areas has its perks (appreciation, easier to manage) but first you will have to define your goals in RE goals and go from there.

I used to read up on books about stocks but i quickly realized i wasn't very passionate about that but then someone recommended me Brandon Turners blue book on Rental Property Investing and i quickly loved the idea of renting out houses or fixing them up.I'm feeling a bit overwhelmed and i don't know where to really start.
