Cartersville SFH Vacancy Rate

At the beginning of the year my wife and I (who live in California) picked up a property (SFH) in Cartersville that we are currently renting to our daughter and her boyfriend. When they eventually move out, we intend to keep it as a rental. Can anyone who has property in/near Cartersville tell me what their vacancy rate has been running? We are trying to determine how much we need to keep set aside.

I have two SFH in cartersville, both pretty nice 3/2. (OK, I don't know how to figure vacancy rate!) That being said, when a vacancy occurs, after I prep, I typically leave the listing up for about 5 days and in that time I have plenty of qualified, hi quality applicants to vet. The worst part is turning away good applicants! I am priced at about the average for houses like mine I see for rent on Zillow. BTW, I use RentRedi for marketing, pre-qualification, the viewing calendar, the application, background checks, etc.
