Generally speaking the western side of Lubbock is nicer than the Eastern side, but that is a wide over simplification.I decided to invest here because of cheaper houses compared to other markets (like Utah where you're coming from or Colorado where I came from) and nice cash flow.

Even with the exact same property in sure we can take 2 landlords on here or 2 property managers and end up with widely different numbers.The important part is to account for some vacancy, I don't think it really matters to be that precise, if there isn't enough buffer for much higher vacancy it's likely not the right property regardless
