Financing Farm Purchase

I am looking to purchase a horse property that is zoned for agriculture in California. My understanding is that financing is different for agricultural land. Any suggestions on financing sources and programs to investigate? I also heard that there is financing for downpayments available as well? The different financing options has me intrigued, my experience is sfh rentals. In research mode right now, so any leads or suggestions would be greatly appreciated. Plan is to operate very small farm, board horses and do Equine therapy. Thanks in advance.
