A good mortgage broker will 1) Find you the best loan for your circumstance (Which in your case will be a VA load but in general there are various things to consider when getting a mortgage) 2) Be someone that you can trust 3) Keep an eye out on current interest rates and let you know when it could make sense to refinance 4) Have a lot of good contacts if you do not have your own (similar for good realtors).

If a property is worth $600k, and is listed at $500k, then offering the list price is a waste of time, because the market here will adjust and it will be bid up to $600k.Now it is certainly not the norm that properties are overpriced by huge margins in our market (In the $1 million plus range they are, but thats part of the pricing strategy), but if they are that wildly overpriced then it is likely due to the non-realistic expectations of the seller in which case the offer could still be a waste of time.
