If a neighbor has a filed easement, legally described, and they claim more than the legal description, TI may then kick in to defend you.

This morning I receive an email that underwriting looked at our 2014 tax returns and that the IRS shows they are not filed.  

I went to the courthouse in Gainesville Ga and I was completely lost I asked the clerk  at the desk about files on foreclosures, divorced people homes, liens etc and I was completely lost.Am I asking the right questions?

Additionally, the fact that his company filed for bankruptcy protection in 2012 definitely made me glad that I didn't really take the book to heart. 

If it's the mother's name, that's a great first step.2) Check with the clerk of court in the city where the mother lived and died, which is hopefully where her will was filed.

The main disadvantage of a license in my opinion is the record keeping required (files of the forms completed), but most of it you would want to do anyway.
