Hey @Shawn Phillips, I don't have a statistically calculated number, my agent @Rene Lanthron who found the duplex for me probably could be more helpful in that area if you are looking for actual data points, comps and statistical trends.However, we watch the market pretty closely, and we are seeing some properties listed currently that are pushing the price per square foot way up! 

I have been speaking with builders and been getting a big range of quotes from $175 to $450 per square foot.

I was really bummed out as this would have been my foot in the door to this exiting world of investing but hey can’t get emotional in this game, right!?

Other issues i see are: termite damage, no footings on foundations, crumbling mortar in brick, underground oil tanks, abandoned cesspools, settling, unexpected finds behind walls, knob and tub, galvanized water pipes, lead water mains, orangeburg sewers. 

According to the Austin Business Journal,The California-based company is seeking property tax abatements from Del Valle Independent School District for the construction of a 4 million- to 5 million-square-foot manufacturing facility within the 2,100-acre Austin Green site along the State Highway 130 toll road, according to documents submitted to the state.

While Redfin/Zillow, etc. have become more robust, they have limited information when digging deeper relative to the actual MLS.

The last 4-6 houses I bought were between $6.50 and $9 a square foot.
