Maybe developing flex space made sense three years ago when construction inputs were significantly less but not sure it really works today.

this is me and my partners 1st deal we got 14 days to find a buyer/ or find another exit strategy.My question is, how can me and my partner work with a private lender to get this deal closed if our buyers we made contact with are not serious about closing but we know there is money to be made in the deal!?

I've made a  deal on a 6 unit apartment 5 minutes from the house. 

Yup path of progress is where fortunes are made no doubt .. but its also the strategy least talked about especially on BP.. dont know why ..

Since then I have made significant improvements and am making the previous garage conversion into an actual ADU.
